1 Rental & Market Appraisal of your property
2 Advise of our marketing strategy
3 Advise you of Statutory Safety Regulations
(i.e. Gas/Electricity etc)
4 Introduce Tenants who have been assessed against your requirements
5 Arrange for viewings of your property
(viewings always accompanied with AJ Homes personnel)
6 Comprehensive reference checks on all prospective Tenants and Guarantor, if necessary
7 Prepare an Assured Shorthold Tenancy Agreement (AST)
8 Arrange a Guarantor's agreement, if necessary
9 Collect 1st months' rent & tenancy deposit
(the rent & deposit will be passed to you, after deducting our fees)
10 Setting up standing order & processing rents collected
11 Payment of rent into Landlords UK bank a/c
12 Chasing of non-payment of rent
13 Monthly remittance advice
14 Deposit tenancy deposit into an authorised deposit protection scheme
15 Inventory report on property, check-in & check-out
(additional cost)
16 Advising Utility companies of new tenant details
(Gas/Electricity/Water/Council Tax etc)
17 Co-ordination of repairs/refurbishment at the property, as authorised by the Landlord
18 Property inspection carried out every 12 - 16 weeks
19 Serving Section Notices, as appropriate
20 Renewal of Tenancy Agreement at Landlords request (additional cost)
